How Flat Fee Service Works

Fill out our contact form or call us by phone to get started.  Flat Fee Listing services are paid up front – Pay Online or By Phone, so that our agents can start working for you right away! Choose the Flat Fee Listing package that’s right for you.  One of our agents will call you within 24hrs (usually within a few hours) to schedule an appointment with you.

2. PREPARE

A REALTOR® will visit your home to discuss staging for photographs and showings. The agent will take notes about special features, measure the square footage and draw up your action plan.  Required seller forms and disclosure documents will be presented for you to sign.

3. PRICE YOUR HOME

When you choose the Opulence Package, we’ll perform a Comparative Market Analysis (CMA) to help you with your pricing structure and timeline. This includes looking at closed sales of homes and comparing home features, locations, the structure of those sales and other considerations. We’ll also let you know what homes are active on the market so you know your competition.

When you choose the Wealth Package, it is up to you to decide on a price for your home. Warning: Overpricing your home may present many issues for your sale.  Underpricing your home can make buyers wonder what’s wrong with it. We’ll give you a guide to these pitfalls and more.

5. go live

We’ll upload all documents and photos, write a description designed to showcase your home, and add your scheduled showing availability to Showing Time (live showing assistance).

We’ll let you know as soon as your home goes live, so you can start promoting it through your neighborhood and network.

Showings, negotiations, contract formation is left in your hands. BUT, if you need help, we’re here for you by phone consultation for an hourly rate.

And, if you simply feel that you would rather let us handle everything, we can change the way we work with you. You’ll get credited for money that you’ve already spent with us.

Action Plan

Our seller guide will give you insight into your transaction and with our REALTOR® consultation, you’ll receive an action plan for your home sale. 

Timeframe: Once we get your info, take measurements and photos, we’re able to get your home on the MLS within 5-7 days. From there, depending on your home’s location and price range, you’ll have buyers viewing your home within a couple of days (sometimes you’ll have multiple offers within the first day!). Your home can close in as little as 7 days with a cash buyer or around 30 days for a buyer with a loan.
