Maybe you have a few questions. That’s okay; most people do. So here’s a quick collection of some of the questions people ask us… along with our answers. If you still have a question, don’t hesitate to contact us (or give us a call) and we’ll be happy to answer it for you.

Q:  Will my property show up on the MLS as a new listing?

A:  Yes! If you’ve listed your home as a For Sale By Owner and have now chosen to get on the MLS, we’ll just need you to delete your owner-listed property on Zillow, Trulia or wherever you’ve added your listing and our MLS will count your property as a brand new listing that will override the previous listing you published.

Showings

Q:  Will I be able to have lead time to clean up my home and secure my dogs before showings?

A:  Yes!  We’ll set your schedule with Showing Time so that any requested showings will be notified of the lead time needed.

Q:  What if I set a lead time needed for showing my home but can actually show it sooner?

A:  Great question! You can accept a showing whenever you like. You’ll get a notification by text, phone, email (or All of Them!) for requested showing times.  You can even let our Showing Service know of an alternate time that works for you.

Q:  Do I have to show my house after hours?

A:  You can choose the schedule that’s right for you, but please be aware that some buyers work normal hours and need to see homes in the evenings. Most buyers and agents won’t schedule showings after dark and are aware that sellers need to live a somewhat normal life while trying to sell their home. Weekend showings are huge!

Q:  Can I be present at showings?

A: If a REALTOR® has scheduled a showing at your home, they are ethically bound to walk through the home with their buyers making sure they don’t do anything they aren’t supposed to do. Please clear out from the house so that buyers can actually concentrate on the home (not on how bad they feel for disturbing you). If a buyer comes unrepresented to your house, you can feel free to walk them through your home. Please be aware that your words, intonation and mannerisms may give away precious negotiating power. You won’t want to let on why your selling your home or how fast you need to get out.

Q:  What if my home sits on the market and doesn’t sell?

A: Depending on the price range of your home and the location, your home may take longer to sell than other homes. If you find that other homes in the area are selling but yours is not, the most likely problem is that your home is overpriced.  Call us to reduce your asking price.

Q:  Is there any obligation when I submit my info?

A: There is absolutely zero obligation for you. Once you tell us a bit about your property through our contact form, we’ll set up a call with you to find out a bit more, and discuss your needs and your timeline.
